Older Housing, Simple Roofs
The older parts of Transcona are mostly compact houses with straightforward gable roofs and detached garages at the back of the lot. Simple rooflines are good news for a roof: fewer valleys, fewer transitions, fewer places to leak.
What we do find is accumulated age. Roofs that have been done two or three times without a full tear-off, original flashing at chimneys that has been sealed rather than replaced, and decking that has softened at the eaves where an overflowing eavestrough sat for years.

Many sit at a pitch too low for shingles to work properly, which means a membrane system rather than another layer of shingles. We check the actual pitch rather than assuming, because the wrong system on a low slope leaks no matter how well it goes on.
The Newer North End
Mission Gardens, Devonshire Park, and the newer development north of the yards are much younger. Replacement is rarely the question there. Ventilation, ice damming, and storm damage are.
